Routine repairs up to about $300 are authorized without waiting on you. Anything larger needs your approval first, except true emergencies (burst pipe, heat failure, safety hazard), which are handled immediately to protect the home and tenant, with notice to you right away.

How this differs from large PM companies

Large Eastside firms often win on door count and brand size. Accidental landlords usually need something else: a person who knows the house you will move back into.

How this differs from self-managing from another country

Self-managing from overseas or another state means you still handle screening, notices, maintenance triage, and Washington landlord-tenant rules across time zones. What are the management fees?
